Packages we provide (tailored to your project needs, budget and design goals):

In-Home consultation - Perfect if you’re seeking ideas or direction but aren’t ready for the full design process. We provide verbal and/or written recommendations to help you improve your home—whether that’s lowering energy bills, creating a safer home for aging-in-place, or making small but impactful upgrades.
- Verbal report (2-hour visit): $250 minimum
- Written report: fee based on site visit + writing time at $150/hour
  (No drawings included.)
Basic Architectural Design Services - Ideal for interior remodels, this service includes a basic Permit Set, minimal 3D renderings, and consultant coordination (if needed).
- Typical fee: 6–10% of construction cost, depending on project complexity
Full Architectural Design Services - Comprehensive design packages for additions and new builds. We coordinate with our team of collaborators to provide Architectural, Civil, Structural, Mechanical, Interior, and Landscape design. All projects meet or exceed the most stringent building codes, regardless of local requirements.
- Typical fee: 10–16% of construction cost, depending on project complexity
Passive House Design Services - For clients seeking high-performance, energy-efficient homes. Whether it’s a full Passive House or an EnerPHit retrofit, we provide a detailed proposal tailored to your project scope. Services may include all consultants listed above plus an energy modeler.

Process

Consultation & Proposal

The first step in the process is the initial meeting to discuss your project requirements. We will then put together a proposal that clearly states our deliverables and our fees based on the type of project and required documentation. The required documentation depends on your project type, location and building department having jurisdiction.

Due Dilligence

The next step is for us to evaluate your site. If it is a new home or addition, you will need to have a survey (and possibly a soils report) completed. If you are keeping your home but adding an addition, or doing an interior / exterior renovation we will also need to measure your existing house and draw the As-built plans.

Pre-design Meeting

After we are done with our initial information gathering phase, we will meet to discuss your specific needs for each space and preferred design style. We will utilize apps, if needed, to help communicate information, such as HOUZZ or Pinterest.

Schematic Design

We take the previous information, site conditions, as-built conditions, project scope, design intent, and develop Schematic Plans and 3D renderings to present you with design options. We will meet and work though various iterations until you are happy with the direction the project is heading.

Design Development

When we get your sign off on the design we will then develop the plans to include enough information for you to interview contractors and obtain preliminary pricing.

Construction Documents

Once all design decisions have been made the drawings will be further developed to submit to the building department for permit. This includes all relevant code and zoning information (per your jurisdiction) that was originally gathered at the beginning stages.

Permit Submittal / For Construction Set

We can help submit the drawings to the building department, respond to all comments from the plans reviewer and then compile the final approved sets into a set used for construction.

Additional Services

If you need help choosing paint colors, materials, fixtures or furnishings, we are happy to assist you for an additional fee.
